Urban land-use planning

At its meeting on 20 May 2026, the administrative committee of the town of Neuenhaus approved the draft of development plan no. 87.1 "Expansion of the Veldhausen Nord industrial estate". The reason for the above-mentioned urban land-use planning is the further development of an existing industrial estate and the new construction of the municipal building yard in the town of Neuenhaus.

The draft plan will be made available to the public on the Internet at www.neuenhaus.de from 3 June 2026 to 3 July 2026 (inclusive) in accordance with Section 3 (2) of the German Building Code (BauGB).

It can also be inspected at the town hall of the Neuenhaus joint municipality, Veldhausener Str. 26, 49828 Neuenhaus, during office hours in the citizens' office. There is a general opportunity for comments and discussion during the above-mentioned period. Comments can also be submitted by post (see address above), by e-mail(rathaus@neuenhaus.de), fax (05941/911-260) or for recording.

The following types of environmental information are available:

• Environmental report in accordance with Section 2a BauGB on development plan no. 87.1 "Expansion of the Veldhausen Nord industrial estate"
  • Inventory and assessment of environmental protection issues, including nature conservation and landscape management, in particular:
    • the environmental impact on humans, human health and emissions
    • the impact on animals and plants, biodiversity, species and protected areas and objects
    • the impact on land, soil, water, climate and air
    • the impact on the landscape
    • the impact on cultural and other material assets
    • Statements on the European network - Natura 2000
    • the interactions of the above-mentioned issues
    • Vulnerability to major accidents and disasters
  • Impact forecast and environmentally relevant measures

• Breeding bird mapping and species protection contribution to urban land-use planning no. 87.1 " Expansion of Veldhausen Nord industrial estate
• Survey of bats for development plan no. 87.1 "Expansion of Veldhausen Nord industrial estate"
• Acoustic assessment
• Odour report
• Drainage concept
• Statement by the County of Grafschaft Bentheim, Environment Department.
• Statement by the Lower Saxony Chamber of Agriculture

Any comments not submitted in due time may be disregarded in the resolution on the urban land-use plan under the conditions of Section 4 a (6) BauGB. An application pursuant to Section 47 of the Administrative Court Code is inadmissible if it asserts objections that were not asserted or were asserted late by the applicant within the scope of the interpretation but could have been asserted.
