Announcement of the municipality of Georgsdorf
At its meeting on 6 February 2025, the council of the municipality of Georgsdorf adopted development plan no. 11 "Im Fürstlichen" 6th amendment as a statute in accordance with Section 10 (1) of the German Building Code (BauGB).
The 6th amendment to the development plan creates the planning conditions for the slight relocation of the access road, the creation of 2 building plots for apartment blocks and the increase in the floor area ratio and the number of storeys in the amendment area.
The area covered by this development plan includes plots 182 to 194 and part of plot 195 in the Georgsdorf district, parcel 14, in the area south of Fürst-zu-Bentheim-Straße and east of Eichenweg.
In accordance with Section 10 (3) sentence 2 BauGB, the development plan and the explanatory statement can be inspected by anyone during office hours at the building office of the Neuenhaus joint municipality, Veldhausener Straße 26, 49828 Neuenhaus and at the municipal office of the municipality of Georgsdorf, Schulstraße 26, 49828 Georgsdorf.

The aforementioned development plan comes into force with the announcement in accordance with Section 10 (3) sentence 4 BauGB.
Reference is made to the provisions of Section 44 (3) sentences 1 and 2 and (4) BauGB regarding the timely assertion of any compensation claims for the financial disadvantages specified in Sections 39 - 42 BauGB and the expiry of compensation claims.
Pursuant to Section 215 (1) BauGB, they are irrelevant:
- a violation of the procedural and formal requirements specified in Section 214 (1) sentence 1 numbers 1 to 3,
- a violation of the provisions on the relationship between the development plan and the land-use plan, taking into account Section 214 (2), and
- any deficiencies in the weighing-up process pursuant to Section 214 (3) sentence 2,
if they have not been asserted in writing to the municipality of Georgsdorf, Schulstraße 26, 49828 Georgsdorf within one year of notification, stating the facts justifying the violation.
